Until recently, Nayarit’s Litibu project remained a dream on paper with a lot of dirt being pushed around. With President Vicente Fox’s visit, attention immediately moved CIP (Centro Integralmente Planeado, or comprehensive planned center) to the front page. From what was actually part of a long-range development project by investors and the government of Nayarit, Litibu got the green light.

With an investment of around US$50 million, the project includes infrastructure of roads and amenities, and will eventually include schools, hospitals and commercial centers. A total of 14,500 hotel rooms will offer a variety of upscale establishments with five-star and boutique hotels prime among them. Three world-class golf courses will be created by major designers are planned, (one already ready for play by Greg Norman). A proposed marina will provide 150 slips for yachts and sailboats, but it will not likely be built in the foreseeable future.

Litibu Real estate options currently are a couple of projects of condominium for sale, with plans for single family home sub-developments, but nothing is currently available.

There is also, however, real estate opportunities outside of the master development of Litibu, along the beach and hillside to the north. This consists mostly of large beachfront lots with homes, and smaller homes on the hillside behind. 

Costa Nayarit

Nayarit North Real Estate

Costa Nayarit begin at the northerly point of Banderas Bay at Punta Mita and follows the coastline northward all the way to San Blas. By road, you can access this coastline by following highway #200 out of Bucerias, or by taking the North Shore route through La Cruz de Huanacaxtle, out to Punta de Mita (#200a) on a mostly double-lane highway. From there, a secondary highway leads to Sayulita before hooking up once again with highway #200.

Opportunities in real estate in Costa Nayarit are for the most part, not for the feint of heart. Owning or living here should be seen as more of an adventure, with twists and turns along the way. The region is a long ways away from city life, for the most part it is rural, interspersed with a few small beach towns. There are a number of larger, master-planned developments here, but for the most part they are in the early stages of development. Highway #200 is not in the best condition, and that is really the only way to get to Costa Nayarit. But a new, four-lane highway is in development stretching from Guadalajara to Puerto Vallarta and this will certainly improve access to this region.

Along highway #200a, north of Punta Mita, is the new FONATUR planned real estate development of Litibú, which is anchored by an 18-hole golf course by Greg Norman and a spectacular long beach. Regarding real estate opportunities, Litibu currently offers primarily condominium living, with room for single family home expansion in the future. The golf course is complete and open to the public.

Continuing along #200a toward Sayulita, just past Litibú is the small town of Higuera Blanca, with beach access to where a number of homes have been built on or overlooking the beach. Next door is the new development of Imanta, accessible through Higuera Blanca, with a boutique hotel and estate, hillside lots available, built into the rugged hillside.

Sayulita is a funky surf town with low- to mid-range real estate pricing, a surf destination that is becoming a little more stylish and chic as more development opens up. Sayulita has few condominium projects, real estate opportunities for sale are mostly limited to homes built by independent owners. Most recently, Punta Sayulita has been launched, a medium-sized development that offers, for the first time in Sayulita, luxury homes for sale inside a gated community, built on the point on the southerly-side of Sayulita. Highway #200a meets up with the main highway #200 here in Sayulita and continues northward.

Next on the coast is San Pancho (San Francisco), where not only will you find gourmet dining but also polo, beaches, and boutique hotels. San Pancho is perhaps a little more conservative than neighboring Sayulita, a little more of a typical Mexican town —it’s a nice contrast. On the northside of San Pancho, there are some incredible luxury homes built on the cliffs of Costa Nayarit’s spectacular coastline. At the entrance of San Pancho off the highway is the San Pancho cultural center with town homes available built around it.

Further along, the highway and coastline is Lo de Marcos, which (so far) has not experienced the same tourism real estate growth as the others, but it’s most certainly on its way. There are homes situated on the beach and behind on the south side of the town, with new, small condominiums becoming more available in town.

Next is Guayabitos, which is popular with Canadians and people from Guadalajara and is the largest town along Costa Nayarit. It is actually made up of three towns: Los Ayala, Rincon de Guayabitos and La Penita de Jaltemba. Inside the bay of Jaltemba, Guayabitos and La Penita have grown together and there is not much left to actually separate them, both situated on a long sandy beach inside the bay of Guayabitos. Over the hill to the south is the smaller town of Los Ayala, situated in a small picturesque bay that looks out over the uninhabited islands of Isla Coral and Isla Cangrejo.  They make up a lively weekend destination for nationals, with some small condo developments but mostly single-family homes. There are both homes and condominiums, low-to-mid priced. To the north and south and north of Guayabitos, however, there are three major mega-developments currently in various stages of progress.

Punta Raza is just south of Los Ayala on a magnificent piece of land with a long spectacular beach. Development here is currently on hold. South of Punta Raza is La Mandarina, situated both on the beach and on a rocky hillside looking out over the ocean. Both feature long stretches of beach with hillside overlooking the Pacific, offering home and condominium development sites. La Mandarina will also feature an 18-hole golf course. Both developments are featured in the photo above – Punta Raza to the left, La Mandarina to the far right.

A further 20 km along highway #200 and about 10 km off the highway to the ocean is Chacala, located within the region known as Costa Tortugas. Situated inside a picturesque small bay, Chacala itself is mostly a beach resort destination tucked into one end of the bay where it lines the beach with hotels and rental bungalows. On the northern point of the bay is a gated community where large single family homes and lots are available, with a new small marina further to the north.

  • Tourism real estate consists mostly of single family homes or small condo developments.
  • Most real estate opportunities are available in the towns of Sayulita and San Pancho; if you are looking for a small-town environment, these are two great choices.

Punta de Mita

Punta de Mita Real Estate

If you’ve ever explored a map of Banderas Bay, chances are you’ve identified Punta de Mita, Nayarit as the uppermost tip of the bay. This dramatically pretty peninsula with absolutely exquisite beaches and sweeping views of both the bay and open water has always been a popular weekend escape from Puerto Vallarta. But since the Four Seasons and St. Regis resorts opened a few years ago in the adjacent master-planned resort and residential community called Punta Mita, it is also attracting the attention of jet setters and those seeking the good life—many of whom arrive in their own planes. Next to Punta Mita, two contiguous villages, Emiliano Zapata y El Coral del Risco (also known as El Anclote), serve as contrast, with their traditional Mexican feel.

Punta de Mita is the northwesterly point of Banderas Bay, jutting out from the mainland as a peninsula that nearly becomes an island. Just off of its shores are the islands of Las Marietas, that are a recognized as a national park and bird sanctuary. One of the islands has the famous hidden beach that has become world-famous and is recognized as one of the prettiest beaches in the world. Most of the peninsula is taken up by the development of Punta Mita and is only access from the small towns of Zapata and El Coral.

Getting to Punta de Mita

Driving to El Anclote from Puerto Vallarta takes approximately 45 minutes along Carr. 200 Norte, taking the Punta de Mita/La Cruz exit right after Bucerias. Public transportation is also available from many points along the route. A secondary highway (#200A) connects Punta de Mita with Sayulita, and once again with the main highway between Vallarta and Guadalajara.

Neighborhoods & Neighboring Regions

The north shore of Banderas Bay, stretching from La Cruz to Punta de Mita, is primarily controlled by one development called Costa Banderas that is made of a number of smaller developments consisting of condominium projects and single family homes and homesites. Another development, bordering with La Cruz and running to the beach of Destiladeras, called Naui, began development around 2007 but ran into financial difficulties. To the north of Punta de Mita is a rugged coastline dotted with occasional homes, but rather undeveloped until you reach the beach town of Sayulita.

Landmarks, Sights & Activities

El Anclote in Punta de Mita is the best gateway in the bay to a host of aquatic activities that include surfing, fishing, diving, whale watching and paddle boarding. In fact, some of the best fishing in the bay can be enjoyed near El Anclote, and a number of vessels available to position you at the ideal spots for you to enjoy a good catch, and many of the local restaurants will eagerly grill it for you afterward!

Punta de Mita is ideal for whale watching during the winter months, and a number of providers offer tours that take you out toward the Marietas Islands, a protected refuge.

Punta de Mita, as a region, actually stretches down the North Shore coastline and northwards to Sayulita. But for our interests here, it is limited to the small towns of Emiliano Zapata and El Coral del Risco, and the development of Punta Mita. These three communities share the point of Punta de Mita, and are nearly completely surrounded by ocean.

Punta de Mita Real Estate Options

Zapata and El Coral have a few small boutique condominium projects with condos for sale along the waterfront and mostly single family dwelling behind. El Anclote Beach, in El Coral, is the most active area, lined with beachfront restaurants and a couple of small hotels. It’s a popular place for people to go to the beach for the day, at is provides excellent access to the bay and the Marietas Islands. As well, it’s a favorite place to see the whales during the winter season.

Punta Mita, the 1600-acre, very private and exclusive resort located in Punta de Mita, offers 9.5 miles of beachfront and uninterrupted views. The Four Seasons and St. Regis resorts, beach clubs, villas and services located within are the ultimate in luxurious comfort. If you are not a guest of Punta Mita or hold a reservation at one of its restaurants you will not be permitted access to the resort itself, security is top-notch.

Punta Mita features two luxurious beach clubs, the neighboring 19-hole Jack Nicklaus-designed golf course (yes, “19”, there are two #3 holes), Pacífico, is consistently voted as one of the best in the world by the Conde Nast publications. A second 18-hole course, also by Nicklaus, opened in 2009 and is called Bahia. There are two luxury hotels at Punta Mita; The Four Seasons and the St. Regis. The Four Seasons offers full-time Four Seasons Villas, with the services of the Four Seasons hotel, as well as offering a fractional component as well. The St. Regis has plans to offer a similar product shortly.

Back on the highway and heading towards Sayulita (#200A), there’s the large government-funded development of Litibu. Currently there are a couple of large hotels and a few condominium projects, but Litibu has been slow in developing, launching just as the economy was turning down back in 2007. As the market returns it is assumed the government will become more active in selling parcels again for condominium and single-family homes, but currently there is not much available. The development is built around an 18-hole Greg Norman golf course and sits in front of one of the prettiest and longest beaches on this coast.

Just before Litibu and adjoining to Punta Mita is a stretch of beach lined with mostly beachfront homes, called Punta Negra. Punta Negra is a rocky point that separates the beaches of Litibu and Playa Negra next to Punta Mita. It is a lovely stretch of beach but a little isolated with moderately priced, mid-size homes. There is another stretch of beach with oceanfront homes as well on the other side of Litibu, going towards Sayulita, in the town of Higuera Blanca. Similar to Punta Negra but with larger lot sizes and some homes available on the hillside behind. Just after Higuera Blanca is the high-end development of Imanta, which is anchored by a luxurious boutique hotel and has luxury estate homesites available on the hillside behind the hotel, known as Monkey Mountain.

In between Litibu and Sayulita, actually continuing all the way to San Pancho, are a few small developments with oceanside homes. Access is difficult and information regarding the properties here can be even more difficult to find obtain. The region is still rather rustic and no seemingly organized development is currently taking place.

Punta Mita real estate involves luxury condominiums and homes situated along the beach, golf fairways and on the hillside behind the Four Seasons hotel, with prices starting at around one million USD, providing some of the most expensive real estate in the region.

Costa Banderas

Costa Banderas encompasses a large part of the shoreline of the north shore of Banderas Bay, stretching from La Cruz de Huanacaxtle to Punta de Mita. In between are mega developments such as Nauhi, Bolongo, and of course, Costa Banderas. Nauhi began development around 2007 and ran into financial difficulties and currently development is on hold.

Costa Banderas real estate opportunities are primarily high-end beachfront homes and condominiums. This is the longest and largest parcel of land inside and alongside the bay that is still relatively undeveloped, although there certainly are plans to do so. This will most certainly provide much of future development in Banderas Bay. Within Costa Banderas there are a number of sub-developments, the largest being Bolongo, which offers luxurious oceanfront homes and condominiums, and is situated no far from Punta de Mita.

La Cruz de Huanacaxtle

It may be a hard name to pronounce, but it’s a joy to visit! La Cruz de Huanacaxtle (or simply “La Cruz”), a mere half hour north of the bustle of Puerto Vallarta, Jalisco, offers a restful alternative to the glitz of Vallarta and a glimpse of a typical fishing village, with its fair share of good restaurants (thanks to the demand of many boating cruisers who dock in the marina or anchor just outside), fun shopping, and a vibrant music scene.

In La Cruz, cobblestone streets shaded by large trees lead to the charming town square alongside a tranquil waterfront, where local fishermen mend their nets and tend their pangas, rubbing elbows with a recently-constructed world-class marina with slips for 400 boats, a seaside promenade, repair shop, outdoor theater, restaurants and more.

Life in this rustic fishing village still meanders at a leisurely mañana pace. Still small-town Mexico to be sure, but with the marina and related amenities, along with luxurious residential communities that are springing up around La Cruz, the town increasingly caters to North Americans who have already discovered it. La Cruz de Huanacaxtle, Nayarit, also has some excellent restaurants to select from.

A few minutes past Bucerías, take the clearly-marked Punta de Mita exit on your right. You will reach La Cruz less than five minutes later. Public transportation departing from Puerto Vallarta (at Walmart in front of the Maritime Terminal) is also available.

Marina Riviera Nayarit

The newest marina in the region is Marina Riviera Nayarit, which has more than 340 slips ranging in size from 31’ to 400’. The marina has a dry marina as well as working docks for in-water repairs and fuel station. The marina features the largest marine travel lift on the Mexican west coast; a 150-ton lift for up 32-foot beams. It provides specialized mechanic service, 110, 220 and 440 power outlets, pump-out service, 24-hour security, laundry, yacht club with business center and VIP lounge above the yacht club with great views of the marina and region.

La Cruz de Huanacaxtle real estate development is growing with a number of large developments as well as a brand-new marina facility.

La Cruz has plenty of character and reflect the strong culture of Mexico. If it’s Mexico you are looking for, you’ll find it here more so than in neighboring Flamingos or the North Shore. The area has strong markets for both homes and condominiums for sale on the beach, hillside and in the town. The La Cruz real estate market has some newer developments offering more modern homes, but most new real estate development is in condominiums. The new Marina Riviera Nayarit adds a whole new dimension to this region with a state-of-the-art marina that will, in the near future, feature a Malecon, shopping and real estate opportunities built around it.

Bucerias

Bucerias, Nayarit, has been a favorite for homeowners for many years, especially when Puerto Vallarta, Jalisco, started getting a little too big for some and people started heading north. Real estate development has caught up here as well, with a number of large developments, primarily for condos or townhouses, are now situated in or around Bucerias.

It is unfortunate that Bucerias has been divided, twice over, by Highway #200 which runs right through it, and also a dry river bed (at least for most of the year), that also serves a a road during the dry season. But this hasn’t stopped Bucerias from becoming one of the bay’s favorite towns for Americans and Canadians, who usually purchase real estate on the oceanside of the highway, where most of the action–restaurants, shops, and bars–takes place.

Bucerias has plenty of character and reflects the strong culture of Mexico. If it’s Mexico you are looking for, you’ll find it here more so than in neighboring Flamingos or the North Shore. The area has strong markets for both homes and condominiums for sale on the beach, hillside and in the towns. Bucerias homes tend to be older, featuring classic Mexican architecture, with some impressive homes along the beach.

While it may be easy to take laid-back Bucerias in Riviera Nayarit for granted, the number of similarities between this small oceanfront town and Puerto Vallarta—when it was a smaller city, that is—are definitely worth keeping in mind: great restaurants, a thriving live music scene, an art walk, residential and commercial areas, are just a few of them. Other amenities include shopping centers and supermarkets that round off Puerto Vallarta-like city life without its hustle and bustle.

Considered one of Riviera Nayarit’s most visited destinations, Bucerias is ideal for anybody looking for a relaxing getaway, whether you are spending a day or a weekend in town, or for extended stays.

Neighborhoods & Neighboring Regions

The town of Bucerias is located between Nuevo Vallarta/Flamingos, on the south, and La Cruz de Huanacaxtle right after it, and follows the coastline along a narrow stretch of land, with two distinct neighborhoods divided by a small stream of water that increases in strength during the rain season.

The highlight of the southern section is Lázaro Cárdenas street, featuring a number of restaurants, shops and art galleries along a six- or seven-block stretch. Most of the surrounding streets are residential, with a few b&b’s and bungalows thrown in the mix.

The northern part of town can be accessed from the highway along its main street and features Bucerias’ church and beachfront main plaza, a great place for people watching, particularly on Sunday afternoons. Many traditional Mexican shops and eateries can be found in its vicinity, including an outdoor market.

A pedestrian bridge connects both neighborhoods, making it easy to walk from one to the other. However, they are only connected for vehicular traffic along the highway.

Bucerias Real Estate Options

Bucerias real estate options, until recently has to be older, featuring classic Mexican properties, with some impressive homes along the beach. But increasingly, and at a rapid rate, new, boutique condominiums projects have been built along the beach and further inland on the hillside. The newest projects have taken over the larger estate lots on the beach providing easy oceanfront access and great views. Real Estate is moderately priced, unless you are right on the beach and then it becomes more expensive.

North Shore

North Shore Real Estate

One of the fast-growing areas of the bay for real estate development is the region between Bucerias and Punta de Mita, often referred to as the “North Shore” since it’s the northern shore of Banderas Bay. At either end of this coastline are small, seaside towns, along with large, gated residential communities filling in, in between. The photo shown above encompasses all of the North Shore, stretching from the town of La Cruz at the bottom of the picture to Punta de Mita at the far end of the point and the top of the picture.

La Cruz features newer developments offering homes, but most new real estate development in both La Cruz and Bucerias is in condominiums for sale. The new Marina Riviera Nayarit adds a whole new dimension to this region with a state-of-the-art marina that will, in the near future, feature a Malecón, hotels, shops and condominiums built around its perimeter.

Just outside of La Cruz development tends to be gated communities of single family dwellings or condominiums, along a rugged coastline with cliffs, coves, and small beaches, with enough elevation to provide spectacular views of the bay. From here until Punta de Mita we refer to the region as Costa Banderas. The first major home developer would be Real del Mar, followed by the condo development of Arena Blanca, and then the new mega development, just getting started, called Nahui. Nahui ends at Playa Destiladeras and from there starts another mega-development called Costa Banderas, which also features a number of smaller gated communities of homes, condominiums, and boutique hotels. Popular developments are Los Veneros, El Farallon, Pontoquitos, and El Banco, with the newest and most modern being Bolongo, with its luxury condominiums and homesites, built around an impressive beach club.

An interesting development situated in the middle of Costa Banderas but not a part of it is Punta del Burro. This development has been around forever, and for most of that time, it was made up of small homes and bungalows. That has changed now as owners with deeper pockets have moved in and built much bigger homes and improved the services, roads, and amenities.

At the far end of the North Shore is Punta de Mita, anchored by the gated residential community of Punta Mita. Punta Mita actually surrounds the small towns of El Corral del Risco and Emiliano Zapata (also known as El Anclote), where there are a few small condominium projects along the beach here, with reasonably priced homes and lots situated behind. Punta Mita is a high-end residential development built around two Jack Nicklaus Signature golf courses, featuring estate homes and condominiums on the beach, hillside and golf course, along with the Four Seasons and St. Regis luxury hotels.

  • Small town living in Bucerias, La Cruz, and El Anclote.
  • Major high-end developments along the far north shore such as Costa Banderas, Litibú, and Punta Mita.
  • Once away from the small towns, becomes a bit isolated, very private.

Valle de Banderas

Valle de Banderas is a very large sub-region that extends up the valley following the north shore of the Ameca River. It is made up extensively of farmland and a few communities such as San Vicente, San Juan and San Jose. Very little of the housing for sale in this region would be classified as tourism real estate.

Flamingos

Flamingos, situated next to Nuevo Vallarta in Riviera Nayarit and just north of Puerto Vallarta, is a mega-development situated alongside the longest beach and one of the most beautiful beaches in Banderas Bay. The beach stretches for ten kilometres from the Ameca River, (which is also the border between the states of Nayarit and Jalisco, the state in which Puerto Vallarta is located), all the way to the town of Bucerias. Flamingo’s beach is lined with large hotels and condominium developments, with the Flamingo’s 18-hole golf course situated just behind. Shopping is close by at the main entrance just off highway #200, at the Comercial Mexicana shopping centre.

In addition, Flamingos sits alongside several natural bodies of water, such as the La Vejiga, El Quelele and La Cortada Lagoons, in which flora and fauna thrives. From local and migrating bird species to crocodiles and sea turtles, the combination of luxurious vacationing and immediate access to local wildlife is one of Flamingos’ most alluring features.

Getting to Flamingos

The entrance to Flamingos is clearly indicated along the Carr. 200 highway, coming from Vallarta or points further to the north such as Punta de Mita or Sayulita. For people arriving from points south, it is also possible to access Flamingos through Nuevo Vallarta.

Neighborhoods & Neighboring Regions

Flamingos forms part of several beachfront communities located north of the Ameca River (which is also the state limit between Jalisco and Nayarit) beginning with Nuevo Vallarta, before Flamingos, and continuing northbound with Bucerias.

Beaches

Stretching for almost two miles, Flamingos beach is a great complement to the resorts located right next to it. It is not uncommon to spot kite surfers chasing the wind; and in season, sea turtles burying their eggs in the sand as part of their annual reproduction cycle.

Flamingos Real Estate Options

As one of the fastest growing, most successful real estate investment regions in the state of Nayarit, the mega development of Flamingos is known best for the full spectrum of real estate homes and condominiums it has to offer. It borders the also very popular development of Nuevo Vallarta to the south, and often the two are mistaken for being the same development. To the north is the coastal town of Bucerias. Flamingos homes and condominiums for sale are situated along the longest beach in the bay and the fairways of its golf course. Prices are mid-range for the most part, and there’s plenty to choose.

Nuevo Vallarta

Nuevo Vallarta Real Estate

As one of the fastest growing, most successful real estate investment regions in the state of Nayarit, the mega development of Nuevo Vallarta is known best for the full spectrum of real estate homes and condominiums it has to offer, and easy access to all areas of the Bay. There is shopping available at the Paradise Plaza Shopping Center with Mega Comercial Mexicana and Walmart just across the highway. Most recently the fully equipped and impressive San Javier Hospital was built to service the region.

Located just a few minutes north of Puerto Vallarta, Jalisco, Nuevo Vallarta was originally conceived by the Mexican government as a planned residential-resort with luxury villas that surround the area’s estuary canals that evoke Florida. Other residences are lined up next to golf courses. Many deluxe hotels and resorts line up its three-mile-long sandy beach, and several shopping centers with all sorts of amenities (supermarkets, health clubs, cyber cafés and banks among them) complement the Nuevo Vallarta experience, making this community a destination of its own.

In addition, with well-equipped marinas and a very social yacht club, Nuevo Vallarta strongly appeals to full-time and temporary Mexican and international residents that enjoy nautical activities, such as sailing, yachting, and surfing. In contrast to bustling Puerto Vallarta, this area is super quiet and peaceful, offering luxurious privacy.

Getting to Nuevo Vallarta

Nuevo Vallarta is located just north of Puerto Vallarta, Jalisco, in Riviera Nayarit, along the Carr. 200 Norte highway. From the highway, there are two exits that lead to Nuevo Vallarta, and a third one further north, in Flamingos. Public transportation is available back and forth through the day, and it’s proximity to Puerto Vallarta places PV’s amenities just a short cab ride away, and vice-versa.

Neighborhoods & Neighboring Regions

Nuevo Vallarta is located just north of the Ameca River. Between the river and Nuevo Vallarta, the small town of Jarretaderas features a couple of Mexican-style seafood restaurants worth exploring. Just north of Nuevo Vallarta lies Flamingos, a similar planned community with its own golf course and resorts. Across from the highway, communities such as Valle Dorado and Mezcales are favored by locals who seek more affordable living and housing options.

Nuevo Vallarta Marinas

There are two marina in Nuevo Vallarta, with the Nuevo Vallarta marina catering mostly to locals and small boats, whereas the Paradise Village marina is larger, can take larger boats, and is in much better condition, being one of the finest marinas in Mexico. It offers 200 berths ranging from 26 to 240 ft. There’s guest facilities including restrooms, showers, dressing rooms, Jacuzzi, swimming pool and a yacht club. As you can see in the photo above, there are also numerous canals that offer homes with docks in front for moorage, which is an excellent option for those that want easy access to the sea and their boat close by.

Nuevo Vallarta Golf

There are four golf courses in the Nuevo Vallarta area, only two, however, are regularly available for the public to use and play. Paradise Village’s 18-hole course “El Tigre”, was designed by Robert Von Hagge. It is open for public play but offers preferred pricing and packages for Paradise Village homeowners.

The resort development of Vidanta has two courses, designed by Greg Norman and Jack Nicklaus, but the are private and only available to hotel guests and timeshare owners of the resort. They do offer the outside public at times during the low season. Right next to Nuevo Vallarta is the development of Flamingos, which also has an 18-hole golf course close by that Nuevo Vallarta residents can play.

Nuevo Vallarta Beaches

The beachfront of Nuevo Vallarta has been mostly built up, and with that access to the public has become limited. There is one large, centrally located beach club that is open to the public and operated by the development of Nuevo Vallarta. It offers a couple of restaurants, beach chairs and public restaurants. As well, there is a private beach club called Etc. that is open to the public and has a good restaurant and offers beachside lounging. Homeowners within Paradise Village have access to the beach through some of the hotel facilities that they operate.

Nuevo Vallarta Real Estate Options

Nuevo Vallarta offers an exceptional, full spectrum of real estate options and amenities that is hard to match anywhere else around the bay. Options consist of homes and condominiums situated along the longest beach in the bay, the fairways of three golf courses, and around and along the canals and basin of its two marinas.

Paradise Village tends to dominate most of the options available in Nuevo Vallarta. This large resort developer operates the marina in the center of Nuevo Vallarta, which is one of the finest in Mexico. Surrounding the marina are a number of small condominium and single family home projects. As well, Paradise Village has an 18-hole golf course whose fairways and water features are lined with small condominium projects and single family dwelling enclaves. Paradise Village also controls a large portion of the beach, which feature hotel and timeshare projects but also offer full-time oceanfront condominium full-time ownership. When you are a homeowner within Paradise Village, there are numerous benefits that come with your ownership, such as golf and marina membership discounts, as well as access and use of beach and sports clubs.

The beach in front of Nuevo Vallarta is lined with many large condominium projects, with just a few high-end estate homes. Most of the real estate options behind the beach are either along with water canals, the golf courses or the marina.

If access to the ocean is important to you, as well as golf, this area is probably your best option. Prices are mid-range for the most part, and there’s plenty to choose from.
