Talpa de Allende

Talpa is your typical Mexican village that situated high in the mountains of the Sierra Madre. Recently there has been some real estate development in the region, offering small homes for sale and lots for building, but it is minimal. If you like to be away from it all, entrench yourself in “real” Mexico and have a place to get away from the heat of summer, Talpa is the place!

Mascota

The name Mascota comes from the Teco Amaxacotlán Mazacotla, which means: place of deers and snakes. The picturesque traditional town of Mascota is hidden away in the Sierra Madre Mountains less than two hours by car from Vallarta. The dry mountain air and abundance of activities such as hiking, mountain biking and fishing, make this an outdoor enthusiast’s paradise. The town itself is filled with many museums, historical attractions, traditional shops, restaurants and hotels.

Mascota real estate options are not what you’d call “tourism” real estate. This is an old Mexican town where the homes for sale you’ll find is in most cases very old, at least in the center of town. Outside there are ranch-style real estate opportunities, with large parcels of land available.

San Sebastian del Oeste

San Sebastian del Oeste, Jalisco, doesn’t have a lot to offer in the way of real estate, although it is a charming town to visit. San Sebastian is an anachronistic mining town in the Sierra Madre, between Puerto Vallarta and Mascota, that at one time was one of the larger communities in the state of Jalisco. No real estate developments, just a few older haciendas and homes for sale that a few people have purchased and renovated.

Below are listed some of the San Sebastian del Oeste Real Estate properties currently listed for sale.

Sierra Madre

The towns of the Sierra Madre are some of Jalisco’s oldest communities. Mascota at one time was bigger than Guadalajara. San Sebastian was once a bustling silver mining town with more than 20,000 people, today there are less than 500. If any of the towns have seen real estate purchased by foreigners who want a second home up in the mountains where the weather is temperate year-round, it is Talpa. The three towns are a couple of hours out of Vallarta and are a popular place to visit for people in PV. But so far, it has not been of great demand for expats looking for a second home.

Barra de Navidad

Barra de Navidad Real Estate

The most developed region of Costalegre would that situation in and around Barra de Navidad. With a population of about 7,000, Barra serves a service provider to the region. It is a small farming and fishing community with a sizable American and Canadian community. There are numerous hotels ranging in quality from low-end to luxurious and far more real estate opportunities than you’ll find elsewhere along Costalegre, unless your price doesn’t have a limit.

The large lagoon behind Barra de Navidad is criss-crossed by small fishing boats gathering scallops and transporting visitors and locals from Barra to Isla Navidad and the Grand Bay Hotel. Taxi boats also carry passengers to and from the small community of Colimilla where restaurants line the shore.

Within Isla Navidad there are two hotels; the large Grand Bay along with a smaller boutique hotel. There is also a full-service marina, and 27-holes of golf designed by Robert von Hagge. 

There are real estate opportunities in Barra de Navidad, such as golf, beach, and marina homes and condominiums.

North of Barra de Navidad, at the far end of the beach, is Melaque, which is really an amalgamation of the towns of San Patricio and Villa Obregón, and that is in some ways a neighborhood or an extension of Barra.

Within Barra de Navidad real estate is moderately priced, offering primarily residential homes within the town, overlooking the beach, or along three of the canals that enter into the town and provide homes with their own private docks and therefore easy access to the sea. Across the lagoon with Isla Navidad real estate is a little more expensive, offering both homes and condominiums situated either in the marina, on the golf course or along the beach.

Tenacatita

A few kilometers down from Careyes is the Bay of Tenacatita, one of largest on the Mexican coastline. There are long beaches around the bay broken up mangrove swamps on the northern side, rising to high hills and a lusher foliage on the southern where lies Tamarindo. Along this shoreline are a few boutique resorts and small seaside communities such as La Manzanilla, Boca de Iguanas, Los Ángeles Locos, Punta Serena, Tenacatita and Tecuán. 

A few kilometers down from Careyes is the Bay of Tenacatita, one of largest on the Mexican coastline. There are long beaches around the bay broken up mangrove swamps on the northern side, rising to high hills and a lusher foliage on the southern where lies Tamarindo. Along this shoreline are a few boutique resorts and small seaside communities such as La Manzanilla, Boca de Iguanas, Los Ángeles Locos, Punta Serena, Tenacatita and Tecuán. 

Tucked in the southeastern corner is the small seaside town of La Manzanilla with a population of about 3,000, made up of locals and a surprisingly large and actively involved expat community. Most of the services one would need can be found here, such as food markets, fish cooperative, some boutiques and a pharmacy, although for gas or banking one needs to go to Melaque just 15 km away. It is a surprisingly relaxed lifestyle that has attracted numerous Canadians and Americans.

Tamarindo is a 150 hectare development that is owned by businessman/banker Roberto Hernandez, and features a new Four Seasons hotel. It lies on the southern most shores of the bay of Tenacatita, a rugged, lush peninsula that juts out into ocean and separates Tenacatita from the neighboring bays of Melaque and Barra de Navidad. Their development features 52 estate lots, an amazing golf course and is anchored by The Four Seasons resort/hotel with 160 luxurious rooms. There will be a real estate component to the Four Seasons, with homes built into the hillside above the hotel, at some point in the near future.

Other real estate options involve small homes within the town of La Manzanillo. There are beachfront properties available around parts of the bay, although some of it remains ejido.

Costa Careyes

Stretching from Chamela down to the Cuitzmala river, Costa Careyes is even more rugged than the coastline of Chamela to the north, with larger, more protected coves and bays, and spectacular high rocky cliffs that plunge precipitously into the ocean below. It is home to two luxury resorts and not much else. But what resorts they are!

Careyes was founded in 1968 by Gan Franco Brignone and continues today under the guidance of his son Giorgio. It is built around the beachfront Costa Careyes hotel with 40 luxury homes and assorted bungalows perched on the cliffs surrounding it. The Brignone family, in building and owning a number of these homes themselves, created what has become known today as the “Careyes Style” of architecture; where the Mediterranean meets Mexico.

For years its lifestyle of the rich and famous have enjoyed in these homes where development has been slow, but purposeful. The result is one of the most coveted coastlines in the world. 

Careyes is not what you really would call a mega-development (although it certainly is large enough to be one). But it is significant because of the impact the Brignones have had in Costalegre in providing leadership in the region and assuring it remains low-density with high-value real estate, as well as their strong involvement and support of the regional communities.

The developers most recently announced a new phase, with oceanfront estate lots available in Punta Careyes, situated in the southern portion of the development.

Cuixmala, just 10 minutes south of Careyes, was the private estate of James Goldsmith which he built to entertain family and friends. It consists of over 1,000 hectares, set within 13,000 hectares of the Cuixmala Biosphere Reserve that is made up mostly of tropical forest, lagoons, spectacular beaches and all types of wildlife. Today it is owned and managed as a very high end luxury resort hotel by his family. 

Goldsmith donated much of his land for the Chamela-Cuixmala Biosphere Reserve, a foundation formed in cooperation with the National University of Mexico. It features 1,200 resident species of plants and trees; zebras, elands, and endangered jaguars; and the rare and venomous Mexican bearded lizard.

Cuixmala features a boutique, luxury hotel, but no real estate options.
