Nuevo Vallarta
As one of the fastest growing, most successful real estate investment regions in the state of Nayarit, the mega development of Nuevo Vallarta is known best for the full spectrum of real estate homes and condominiums it has to offer, and easy access to all areas of the Bay. There is shopping available at the Paradise Plaza Shopping Center with Mega Comercial Mexicana and Walmart just across the highway. Most recently the fully equipped and impressive San Javier Hospital was built to service the region.
Located just a few minutes north of Puerto Vallarta, Jalisco, Nuevo Vallarta was originally conceived by the Mexican government as a planned residential-resort with luxury villas that surround the area's estuary canals that evoke Florida. Other residences are lined up next to golf courses. Many deluxe hotels and resorts line up its three-mile-long sandy beach, and several shopping centers with all sorts of amenities (supermarkets, health clubs, cyber cafés and banks among them) complement the Nuevo Vallarta experience, making this community a destination of its own.
In addition, with well-equipped marinas and a very social yacht club, Nuevo Vallarta strongly appeals to full-time and temporary Mexican and international residents that enjoy nautical activities, such as sailing, yachting, and surfing. In contrast to bustling Puerto Vallarta, this area is super quiet and peaceful, offering luxurious privacy.
Nuevo Vallarta is located just north of Puerto Vallarta, Jalisco, in Riviera Nayarit, along the Carr. 200 Norte highway. From the highway, there are two exits that lead to Nuevo Vallarta, and a third one further north, in Flamingos. Public transportation is available back and forth through the day, and it's proximity to Puerto Vallarta places PV's amenities just a short cab ride away, and vice-versa.
Nuevo Vallarta is located just north of the Ameca River. Between the river and Nuevo Vallarta, the small town of Jarretaderas features a couple of Mexican-style seafood restaurants worth exploring. Just north of Nuevo Vallarta lies Flamingos, a similar planned community with its own golf course and resorts. Across from the highway, communities such as Valle Dorado and Mezcales are favored by locals who seek more affordable living and housing options.
There are two marina in Nuevo Vallarta, with the Nuevo Vallarta marina catering mostly to locals and small boats, whereas the Paradise Village marina is larger, can take larger boats, and is in much better condition, being one of the finest marinas in Mexico. It offers 200 berths ranging from 26 to 240 ft. There's guest facilities including restrooms, showers, dressing rooms, Jacuzzi, swimming pool and a yacht club. As you can see in the photo above, there are also numerous canals that offer homes with docks in front for moorage, which is an excellent option for those that want easy access to the sea and their boat close by.
There are four golf courses in the Nuevo Vallarta area, only two, however, are regularly available for the public to use and play. Paradise Village's 18-hole course "El Tigre", was designed by Robert Von Hagge. It is open for public play but offers preferred pricing and packages for Paradise Village homeowners.
The resort development of Vidanta has two courses, designed by Greg Norman and Jack Nicklaus, but the are private and only available to hotel guests and timeshare owners of the resort. They do offer the outside public at times during the low season. Right next to Nuevo Vallarta is the development of Flamingos, which also has an 18-hole golf course close by that Nuevo Vallarta residents can play.
The beachfront of Nuevo Vallarta has been mostly built up, and with that access to the public has become limited. There is one large, centrally located beach club that is open to the public and operated by the development of Nuevo Vallarta. It offers a couple of restaurants, beach chairs and public restaurants. As well, there is a private beach club called Etc. that is open to the public and has a good restaurant and offers beachside lounging. Homeowners within Paradise Village have access to the beach through some of the hotel facilities that they operate.
Nuevo Vallarta offers an exceptional, full spectrum of real estate options and amenities that is hard to match anywhere else around the bay. Options consist of homes and condominiums situated along the longest beach in the bay, the fairways of three golf courses, and around and along the canals and basin of its two marinas.
Paradise Village tends to dominate most of the options available in Nuevo Vallarta. This large resort developer operates the marina in the center of Nuevo Vallarta, which is one of the finest in Mexico. Surrounding the marina are a number of small condominium and single family home projects. As well, Paradise Village has an 18-hole golf course whose fairways and water features are lined with small condominium projects and single family dwelling enclaves. Paradise Village also controls a large portion of the beach, which feature hotel and timeshare projects but also offer full-time oceanfront condominium full-time ownership. When you are a homeowner within Paradise Village, there are numerous benefits that come with your ownership, such as golf and marina membership discounts, as well as access and use of beach and sports clubs.
The beach in front of Nuevo Vallarta is lined with many large condominium projects, with just a few high-end estate homes. Most of the real estate options behind the beach are either along with water canals, the golf courses or the marina.
If access to the ocean is important to you, as well as golf, this area is probably your best option. Prices are mid-range for the most part, and there’s plenty to choose from.
