Focus is crucial to completing any project, whether speaking of real estate or not. In photography, it clarifies and defines what the eye is automatically drawn to by throwing perhaps the background or foreground out of focus while still providing additional color, form or subject matter. In writing, the focus usually comes from an originating idea, which may evolve or change as the project is developed. In additional drafts, the focus becomes more clearly defined.

With so many projects and developments in Banderas Bay’s growing market, there are experienced developers who go from one successful idea to another with a defined focus based on how they see their market. Since no single development can reflect the needs or desires of everyone, those who are most focused bring to fruition separate projects for different needs rather than trying to combine everything in one development.

In preparing the annual development guide for “Lifestyles” recently, it became apparent that many developers are quite dedicated to providing clear, concise information in a timely manner, while others are still in the early stage where design and concept might still be in flux. When a developer can’t explain the project, it still might be possible to pull it off in this busy market, but it would be much easier to sell if the focus was clear.

Among the developers who have new projects with distinct differences but still provide the same high level of quality as their previous developments, Grupo Real del Mar is ready to unveil a new residential venture in swiftly developing La Cruz de Huanacaxtle, which will be discussed next month. Last month’s cover subject, Paramount Bay, is another example of the evolution of architect Octavio López Reynoso’s design, already renowned for La Cima and Horizon in Amapas. Miguel Angel Lemmus receives the strong support of both the business and social community of Puerto Vallarta for his sharply modern design of Peninsula at the edge of the Pitillal River where bridge construction continues.

So, who says “part two” won’t be better than the first? Check out Villas de la Colina II, represented by Tropicasa Realty, with its increased focus on local materials and Mexican flavor. Carlos Osuna moves ahead with his strong intuition of the growing market in the scarce lands still available on the South Shore with Sierra del Mar’s Ocean Front Community at Los Arcos. Then take a look at Punta Vista III, the original design evolving from three towers to one with a greater focus on the use of space, with views from every corner. All of these developers use their previous experience in the local market to their advantage with continued evolution and focus.

Speaking of focus, it’s already been 15 years since Aerotron was founded by Enrique Tron, his expansion into the needs of the top niche legendary. In a recent interview, it was revealed that the private airport for small planes handles up to 400 flights each month. While 60 percent of those flights originate in the USA, the remaining 40 percent are shared among Canada, South America, Mexico and Europe. An average of 4.5 visitors stay for an average of five days. While the private corporation operates flights to connect Puerto Vallarta to Costalegre, San Sebastián del Oeste, Mascota and many other towns in the Sierra Madre Mountains and along the Pacific Coast, planes and jets can be chartered to other areas as well. To celebrate the opening of new offices in Marina Vallarta, Stewart Title held a gala cocktail event at Nikki Beach for the real estate community. The heavily attended event was graced by the presence of Chairman Emeritus of Stewart Title Stewart Morris Sr., the leader who has held the reins of the company since it was passed on to him by his father in the early 1950s. Although speakers Mr. Morris, Graciela Zamudio and Carlos González chose not to foray into reasons for choosing title insurance when investing in property, their website details the reasons quite clearly. The beautiful Villa Cascadas in Aramara was opened to the public recently, hosted by Jolene Geil of Timothy Fuller & Associates. The four-bedroom, four-bath two-level home was designed with living spaces that flow from one to another with open views to the surrounding gardens and greenery. The Great Room features a 24-foot ceiling, perfect for entertaining, which is exactly what Jolene did with the help of chef Glen Eastmann of the newly opened Citrus Ocean downtown.
