Riviera Nayarit Real Estate

Riviera Nayarit is situated north of Vallarta, over the Ameca River (and the border of Jalisco and Nayarit) and can be reached following Highway #200 north along the coastline of Banderas Bay. Just north of Bucerias you can take 200A, which goes through La Cruz and heads out to Punta Mita. There are a number of real estate developments along this incredible coastline, known as the North Shore of the bay. Small boutique real estate developments can be found in the large development of Costa Banderas, which has miles of beautiful coastline dotted with luxury homes and condominiums.

The Riviera Nayarit coastline can also be reached via Punta de Mita, via a back road along the coast from Punta de Mita to Sayulita. Along this road is the new oceanfront FONATUR development of Litibú, which features an 18-hole golf course with preliminary condo, hotel and other real estate opportunities.

At the northerly point of Banderas Bay is the luxury, gated residential development of Punta Mita, which offers a number of different types of real estate, from high-end, luxury beachfront and oceanfront homes, to mid-priced to luxury condominiums.

Farther along toward Sayulita, there are a few small towns and developments built along the rugged coastline. At Sayulita, the road cuts back in and connects with the main highway (Carr. 200 Norte). Whereas Punta de Mita is high-end, luxury real estate, Sayulita is fun and funky with low- to mid-range real estate pricing, a surf destination that is becoming a little more stylish and chic. Sayulita has few condominium projects, real estate opportunities are mostly limited to homes built by independent owners. Most recently, Punta Sayulita has been launched, a medium-sized development that offers, for the first time in Sayulita, homes inside a gated community, built on the point on the southerly-side of Sayulita.

Next on the coast is San Pancho (San Francisco), where not only do you find gourmet dining but also polo, beaches and boutique hotels. San Pancho is perhaps a little more conservative than neighboring Sayulita, a little more of a typical Mexican town — it’s a nice contrast. On the northside of San Pancho are some incredible luxury homes built on the cliffs of Riviera Nayarit's spectacular coastline.

Farther down the highway and coastline is Lo de Marcos, which (so far) has not experienced the same tourism real estate growth as the others, but it’s most certainly on its way. The northernmost town in the region we recognize as being part of the Vallarta real estate market is Guayabitos, popular with Canadians and people from Guadalajara. It’s a lively weekend destination for nationals, with some small condo developments but mostly single-family homes.
