Central Vallarta - North (El Centro): Downtown Puerto Vallarta is traditionally divided into two regions by the Cuale River which runs through the middle of the town. On the north side you'll find the famous Vallarta "Malecon" boardwalk, which now has been extended by a pedestrian bridge along the beach, to actually reach the south side.

South Shore - Boca de Tomatlan: South of Mismaloya on Carr. 200 Sur, the fishing town of Boca de Tomatlan is known to locals as simply "Boca," which means "mouth" in Spanish.
South Shore - Mismaloya: The region of Mismaloya begins on the northerly hillside that overlooks Mismaloya and includes the souther peninsula of land that is famous and best known as the setting for the movie that put Puerto Vallarta on the tourist map, director John Huston's "The Night of the Iguana".
South Shore - Playas Gemelas: Playas Gemelas borders next to the development of Garza Blanca and follows the coast south until the cove of Mismaloya.
South Shore - Garza Blanca Real Estate: Garza Blanca is anchored by the hotel/condo/restaurant development of Garza Blanca, but for a region it stretches from Conchas Chinas to Playas Gemelas.

San Sebastian doesn't have much to offer in the way of real estate, its an anachronistic mining town that at one time was one of the larger communities in the state of Jalisco. No developments, just a few older homes and haciendas that a few people have purchased and renovated.
