The results that follow were generated from two local MLS systems: Multi-List Vallarta (MLV) and Multi-Dev Vallarta (MDV), which have been providing MLS service to realtors and developers in the region for more than 20 years. Real Estate Trends 2011-2012
When compiling our annual real estate trends article last year, we saw the year as a turning point in the market. The bottom of the cycle seemed to have been reached, and it should begin to swing upward as we moved into 2011. This seems to have proven to be true, at least for the re-sale market. The number of sales has increased and the number of listings on the market reduced.

Real Estate Trends 2010 - 2011
Looking back, the year 2010 will most likely be seen as a turning point for the Vallarta/Riviera Nayarit real estate market. After having survived the global economic crisis and the swine flu scare that brought the real estate market to a virtual standstill during 2008-2009 (And yes, that was just a year ago! How quickly we forget!), the market saw increased activity this past season, people once again out looking and testing the market with offers.

As the high-season ends and we look back at what transpired from November until April, we’ve seen the market go from one of denial to acceptance. By January, real estate developers could no longer ignore the fact that our market is no different than any other market in Mexico or the USA for that matter.

So far, there have been few signs of any considerable change in the market that would give them a better idea about how things may go in 2008, especially when considering what is currently happening north of the border.

The growth of the Vallarta real estate market continues to be very strong, with sales tripling for the local real estate association’s MLS (Multiple Listing Service) and doubling for developers compared to the 2003-2004 season.
