As the demand for residential properties continues to grow exponentially, the response in Banderas Bay has been resounding and confident. High-end projects, as well as developments for working professionals and families, were inaugurated during the past month, indicating a broader focus beyond vacation or investment properties.

In addition, the new wing of the international airport opens, the Maritime Terminal pier construction is well underway, and the two bridges at the northern entrance to Puerto Vallarta span the rivers. Further north, construction is in full swing on the road to Punta de Mita, with the stretch between Sayulita and Litibú paved and nearly completed. The improvements were long awaited, immediately upping the ante in the real estate market.

Carlos Osuna of Sierra del Mar planned an evening “Cocktails on the Rocks” to inaugurate their new site just north of Los Arcos on the South Shore. The entrance to this development has been under construction to create access to this amazing coastal paradise. The view looking south to Los Arcos is only matched by the view north of the distant curve of downtown Puerto Vallarta. Silvia Elias of PV Realty told us she has already sold the first lot. Sunset cocktails and a colorful spread were offered to agents and other community members, with bright pillows tossed onto woven mats under the towering trees. A performance of music and dance began just as the sun began to sink into the sea. Darkness fell, interrupted only by candles and torches along pathways and on the rocks.

In Aralias, a new development called Las Moras (mora: blackberry) was inaugurated with the honored presence of Mayor Gustavo González Villaseñor. This gated security compound will include 407 residences of one-, two- and three-bedroom designs, constructed by Manuel J. Clouthier of Impulsa Inmuebles from Culiacán, Sinaloa. Ample green areas will be maintained, with immaculate streets and lighting. Located off Prisciliano Sánchez, the street that heads toward El Pitillal at Sam’s Club, prices begin at $998,000 pesos, with a number of furnished models available for viewing.

In Punta de Mita, Las Terrazas Golf Villas opened right on the Jack Nicklaus Signature Golf Course at the Four Seasons. Tastefully decorated by Krayer & Uribe in earth tones with colorful accents, each unit has two master bedrooms, 2.5 baths and terraces facing the luscious greens. Options to upgrade with Infinity pool or private Jacuzzi are available, while onsite property management and rental services are included. Units offer a total of 248.5 square meters, or 2,675 square feet, including terraces. Developer Richard Morash comes from the East Coast of the USA, where he restored 19th-century Beacon Hill homes in Boston and a Belle Epoch-style residence in nearby Brookline, as well as building luxury homes in Rancho Santa Fe and Montecito, California.

The fully furnished model of Palmeiras Marina & Golf is available for viewing, right on the Marina Golf Course. While 10 homes will be built, the first phase includes four residences, one still available for sale. The three-bedroom, three-bath, two-level houses include a total of 260 square meters of construction, each with its own Infinity pool at the edge of the fairway and a private garden/patio space for entertaining in the spacious yard. A terrace on the air-conditioned master bedroom overlooks the green, while two parking spaces are protected within the security compound.

Quinta del Mar in Flamingos Nayarta hosted a cocktail to show their two models in phase two of the luxury condominium on the beach, right next to the Art Deco building. Offering full ownership on the beach, the range is from two to six bedrooms, with ocean views, terraces and Jacuzzi, all adjacent to the Flamingos Golf Course. In addition, the complex will feature beautiful manicured gardens with fountains and walkways among the palm trees. A beach club, spa, tennis courts and large swimming pool will complement the already-existing oceanfront pool area, on one of the longest walking beaches on the coast.

Another must-see on the market is the exclusive Rancho Dora, their open house celebrated just after this issue went to press. The beautifully landscaped property is on three hectares of hillside above the Punta de Mita highway, allowing further development if the buyer so wishes, with four additional sites prepared. The existing residences include two villas, each with an Infinity pool, exercise area and terraces on three levels, as well as nine separate two-bedroom cabins in the gardens of the grounds.

Other open houses included Casa Ventanas al Mar and Casa Mar y Sierra in Sierra del Mar, built in a modern representation of traditional Mexican architecture, and the Selvamar Penthouse in upper Amapas, with fantastic views.

A great business opportunity right in Puerto Vallarta is the exclusive Bianco Restaurant and Lounge. The luxury gourmet facility continues to operate, so stop by to see the potential of this modern establishment with a second-level dining terrace above the romantic Cuale River. The VIP salon and stage have been used for numerous functions, including regular live music events. The turnkey business is also available as a traspaso, including liquor license, furniture and all kitchen equipment.

And we were recently visited by The World, considered one of the most deluxe ships, with residential units from one-bedroom condominiums to penthouses for those who wish to view history from their own balcony. A number of locals had the opportunity to dine aboard the ship during its two-day visit. Chef Thierry Blouet of Café des Artistes was inducted as a representative of the local Chaine des Rotisseurs into the onboard Chevaliers de Le Meduce. Blouet and his wife, Rosa Martha, sailed with the ship via Cabo San Lucas to San Diego, with the renowned chef preparing evening meals for the delighted residents.
