Until recently, Nayarit's Litibú project remained a dream on paper with a lot of dirt being pushed around. With President Vicente Fox’s visit, attention immediately moved CIP (Centro Integralmente Planeado, or comprehensive planned center) to the front page. From what was actually part of a long-range development project by investors and the government of Nayarit, Litibú got the green light. Anyone who has visited in the last few months is aware that the earth is already moving with highway expansion and construction en route to Punta de Mita. Turn right at the sign that says Higuera Blanca and you see further expansion and construction.
With an investment of $522 million pesos, currently around $50 million USD, the Mexican government inaugurated the project that will include a solid infrastructure of roads, schools, hospitals and commercial centers. A total of 14,500 rooms will offer a variety of upscale establishments with five-star and boutique hotels prime among them. Three world-class golf courses will be created by major designers, bringing the entire area up to par with any destination in the world. A new marina will provide 150 slips for yachts and sailboats. And a theme park, styled after Xcaret, located near Playa del Carmen, will enhance human interaction with nature in a non-intrusive way.
Expected to generate a million visitors per year, the project will employ around 36,000 people. Investments are open to private parties, even while much of the project focused on tourism will be developed by companies of worldwide renown. This low-density, low-impact development responds to the demand for high-end living in a natural setting, whether residential or vacation.

A private investment possibility recently opened in a new development down the road from Litibú, Vista Cangrejos. The timely purchase of two large sections has allowed Chris Haines and Miguel Fernández to open two projects, one with 10 graded lots, all with an ocean view, and the other in a higher, natural setting. The infrastructure is complete in the first 10 lots, while the access road is being completed to the second. Both allow investments at surprisingly accessible prices of around $50,000 USD.
While access is limited to the winding beach road from Higuera Blanca, consider the fact that the small number of developers here are requesting that it remain that way. They plan to surface the road with concrete tiles or cobblestones, but will leave it limited access to prevent coastal traffic from driving through the area. It will create what will in effect be a private enclave.
Water will be available to the area through large retaining tanks that will be filled each month for a nominal fee. All electricity and wiring will be completed, as well as the access roads that surround the complex. Landscaping will be completed to blend with the surrounding green, rolling hills that slope down to the sea. With a private access road, the sandy beach is an easy five-minute walk down the hill.
