Puerto Vallarta Real Estate Areas
Puerto Vallarta actually encompasses the entire Banderas Bay area and northern coast, stretching from its southernmost point of Cabo Corientes, south of Puerto Vallarta, to San Francisco (San Pancho) in the north.

It includes over 40 miles of coastline through the two states of Jalisco and Nayarit, and includes a variety of topography, culture and architecture. There are areas of dense jungle vegetation spotted with bursts of color from exotic tropical plants that give way to rocky river beds, which tumble and feed into the open sea and steep mountain sides where villas and casitas look as if they were merely glued to the hillsides.

There are also many historic buildings and sites, rich with culture and romance, beautiful beaches, sprawling resorts and planned communities - even the ultra-modern marinas in Nuevo Vallarta and Marina Vallarta. Also to be found in this diversified geological area are arid flatlands decorated with cactuses and small pueblos where life is lived at a snail's pace.

We have divided Vallarta into four regions–Costa Vallarta, North Shore, Puerto Vallarta and South Shore –and in each region there are a number of unique areas. Each is special in its own way and adds to the charm, diversity and uniqueness of Costa Vallarta. You can find the location of each area on our Map.

Below are photos and descriptions of each principal area within Costa Vallarta.

Riviera NayaritRiviera Nayarit: Beyond Banderas Bay, the mountains hide the remainder of the Pacific Coastline until you zigzag through them to once again connect with the shore. Sayulita is recognized worldwide for good surfing. Next on the coast is the Mexican pueblo of San Pancho (San Francisco) where not only do you find gourmet but polo, beaches and boutique hotels. And finally, the popular Lo de Marcos, where Mexican families find their spots on the beach during busy holidays. By Josef Kandoll W.

Airport Valley Real EstateAirport Valley Real Estate: Ixtapa is a town just outside of Puerto Vallarta more or less east of the airport. For those who haven’t been there, the turn-off to Ixtapa is marked where the major speed bumps cross the road at the intersection with signs not only for Ixtapa but also for the university and Las Palmas. Punta Mita Real EstatePunta Mita Real Estate: The mythical mystical Punta de Mita continues to attract not only attention but investments from around the world. Even in prehistoric times, this peninsula that forms the northern arm protecting Banderas Bay was the destination of annual pilgrimages to pray to the gods for rain in the nearby mountains. Now the region is home to some of the most deluxe high-end homes, villas and condominiums on the entire Mexican Pacific Coast. By Josef Kandoll W.

Marina Vallarta Real EstateMarina Vallarta Real Estate: Marina Vallarta began with a dream of creating a new level of life on Banderas Bay where sailboats, yachts and fishing craft count on a safe harbor. It features residential sites, a shopping mall, a school, condominiums, first-class hotels with landscaping throughout. By Josef Kandoll W.

Litibú, The President's Choice Real EstateLitibú, The President's Choice Real Estate: With an investment of $522 million pesos, currently around $50 million USD, the Mexican government inaugurated the project that will include a solid infrastructure of roads, schools, hospitals and commercial centers. A total of 14,500 rooms will offer a variety of upscale establishments with five-star and boutique hotels prime among them. By Josef Kandoll W.

Nuevo Vallarta / Flamingos Real EstateNuevo Vallarta / Flamingos Real Estate: As one of the fastest growing, most successful investment regions in the state of Nayarit, Nuevo Vallarta doesn’t sweat the small stuff. First of all, their new governor is pro-tourism and investment, facilitating federal-state transactions. The area consistently ranks in the top five vacation destinations in the country. Investment opportunities, both national and international, continue to expand over time. By Josef Kandoll W.

South Shore Real EstateSouth Shore Real Estate: Combine the boundless green jungle with the surf-splashed rocks of a coast interspersed with private coves, add a place to view the constantly changing palette of the bay, and you have the South Shore, where rugged, low-density residences, as well as villas and other homes, dot the coastline on the curving road toward Barra de Navidad. Amapa/Conchas Chinas Real EstateAmapa/Conchas Chinas Real Estate: Some say the best view in all of Banderas Bay is from the hills of Conchas Chinas. For many, that’s the primary reason for living in this exclusive zone just south of Vallarta’s South Side. The entire area of Conchas Chinas, whether it’s the beachfront or the hillside or closer Amapas, is the most exclusive residential area on the coast. By Josef Kandoll W.

Gringo Gulch Real EstateGringo Gulch Real Estate: Gringo Gulch is the popular name for the neighborhood on the hill just southeast of downtown overlooking the Cuale River’s north bank. The name comes from its history of homes built for foreigners, who began coming to Puerto Vallarta in the early ‘50s. This very Mexican neighborhood continues to be popular with the foreign community today. By Josef Kandoll W.
