As project manager Gilberto Maytorena Castro of Impulsa Inmuebles says, “Our focus is on providing the Vallartans and their families quality at a reasonable price.”

In this large parcel measuring nearly 12 hectares, the 401 individual homes will be constructed in several phases. When we spoke, the first phase of over 70 homes was nearly completely sold. Four graciously furnished model homes indicate the quality of the construction and design, as well as the dedication to standards. Maytorena Castro is adamant that “Our project is part of the solution, rather than creating problems for the future. We have designed the drainage to accommodate the water runoff from our paved areas with a system that leads it to the nearby river. It’s a small demonstration of our commitment to the community.”

In the design of Las Moras, residential streets end in cul-de-sacs to prevent traffic flow from interrupting family life. “Here in Puerto Vallarta, we’re providing the family not only a home with privacy and security, but we’ve designed the outside to be an extension of that same context. Kids can play in the streets; bikes can be left in front of the house without worry of their disappearing. Roving security personnel will maintain vigilance, in addition to monitoring the entrance for safety.”

An important element in the compound will be the Casa Club, an area with a large swimming pool, as well as tables for dining, chaise lounges for sunning, a playground for children, and shaded palapas and facilities for entertaining. The club will be built on a rise to provide a sense of privacy from the residences. In addition, the main entrance to Las Moras, a street with a natural flow that passes through the original growth of mango trees, will include a jogging track and other exercise facilities along its length. “Not only are we saving as many of the trees as we can, we are also planting more than double the number of what we’ve had to remove. Many of the trees we bring in will be full size to provide shade and a natural environment. Our intent is threefold: save as many trees as we can, create a pleasant visual effect and generate safe traffic flow within the compound.”

Model homes reflect the four designs available, from two- to four-bedrooms, with 1.5 to 2.5 baths, built on two levels with a private garden area. The design was created for the family, with open construction that also allows good ventilation, while providing installation for air-conditioning where preferred. Light, natural wood is used in doors and balcony vigas, and cabinetry is provided throughout the homes. Pre-construction prices begin at $998,000 pesos.
